Well, that was disappointing CMA

So we are planning on listing our house over February vacation ( :swoon: ). The real estate lady came by today and gave us a very low figure for a sale price. She works for Kinlin Grover and she's been in business for a long time and I have faith that she knows what she is doing, but OUCH. PLUS she wants 6% commision.

I know I could and should get another opinion, but I know the market is horrible and she is probably right on the money. In fact, I talked her into a price that was $10,000 higher.

What we realistically expect to sell the house for, minus that commision, leaves us with very little money left over. What a reality check! :dntknw:

That stinks. I bet you could find a agent that would only take between 4-5% though. Don;t get discouraged, you only need one person to love it.

Please tell me you didn't sign with her! Try this: www.hungryagents.com. We used them when we sold our house in Colorado and because my neighbors were selling their house too, we used the same realtor and negotiated to only pay OUR realtor 1%. He was with Remax, he did a great job, and we paid considerabley less than we would of had we just signed with the first person we spoke to. Let meknow if it works for you!

Aw, I'm sorry. That really sucks.
I hope you find someone else who won't take as much. Can you wait till spring? Would it be better then?

Not sure how Canada is, but the market is just horrible now. In fact, it's been big news that 2006 was the worst year for real estate since 1995. And the Cape is even worse because it is overall expensive to live here, unless you're a millionaire.

We are gunna list during February break...close enough to the Spring. I have no high hopes of selling right away though...houses sit on the market forever nowadays.

I think the market here is bad too. I have seen some houses that have been up for sale since long before we even started looking at this one and they are still sitting there. I always feel bad when I drive by those houses and think how hard it must be for the owners.
I hope you sell quickly and get enough to move somewhere nice :hugs:

Thanks Tammy! One good thing is that even though we'll take a hit with selling, we'll get a great deal when we buy. I guess it'll all even out.
