extremely hot market (our current house's value has risen probably $80k in 3 years - nice investment I'd say

), so good houses are hard to come by. We had so many that we loved that were conditionally sold the next time we went to look at them (hard to make an offer when it's C/S because it's not legal to find out what the offer is - so you can take the chance & hope it comes out ok, then the people have 3 days to come up with their money, and if they do, you're out anyway). It's so frustrating.
I was starting to panic when we only had 3 weeks left because we had to be out of our house, but we found this one. Cosmetically it was in shambles, but we saw so much potential. The location was so great (5 houses down from the school on the same side of the street, so no crossing the road for the kidlets), the house was sturdy, just needed cosmetic touch ups (hello people, don't you ever weed your flowerbeds?LOL!).
In all my ramblings, I just wanted to say that a house is out there waiting for you, you'll find it!
