The attached link is to a house on our street. We are no where near water, I guess you could walk to it but it would take you probably 45 minutes at the least. So close to Yacht club yes but the pictures of the boats theres something wrong with that.
We just had the real estate come into our house and we were told we could list at 309,900.00. We have the same house, but ours is a walk out basement, we have hardwood throughout. We also had upgraded cbinets put in. Our agent said this house is over priced by 49,000.00
Why would you list for 349, 900 , no house on our street has sold for more than 302,000 yet. Around here it really dosen't matter what's in your house, hardwood is a plus, but this house has carpet.
I was quite excited to see this price, if we could get that much we would move, but with two different agents telling me we would get 40,000 less , we are not listing yet.
I think I will call the listing agent and get him to come and give us a price on our house.

Well the pictures make it seem like the house is on the water or walking distance to it. That's weird if you have to drive a ways to get to those places they show in the photos.
I'd wait & see what happens with their house before you list yours. Hope they do get that much so you cn ask more!

Yeeesh, it sure is a nice house! The pictures do seem to suggest that it has beautiful water views....seems a bit misleading. In my experience, people who list their house for some ridiculous price are just hoping for that big payday. My DH originally wanted to list our own house for a lot than it was thought to be worth, just hoping that some out of towners would pay it. That house to me looks every bit worth the $350,000 because that is considered a bargain here. They are wishful thinking!
