Can it really happen like this? WE SOLD OUR HOUSE! (m)

Honestly, I can hardly believe this! I'm almost in SHOCK!

It's been on the market three weeks exactly. We only had ONE showing before and that was the first weekend.

This guy drives around on Sunday (it was the same guy who drove by our house FOUR times), calls that night, and comes and looks at it yesterday. Then he comes back later in the evening with his brother & SIL and makes a verbal offer right then & there. We talked it over and call back and verbally counter. He accepts. I ask him if he wants to come over and we'll write up the purchase agreement together (I have a standard WI Offer to Purchase). He comes over and we go through it and fill it out as best we can, but have some questions on fees.

My next door neighbor (the one who I watch their kids in a pinch, we're great friends), is an attorney and this is what he does. I had called him earlier to have him roughly run through the purchase agreement with me. He was at a city council meeting all night, but I called his wife to have him call me when he got home if it wasn't too late. He called at 10 p.m. and the buyer was still here. Ron came over, went through everything, told us what the fees would be, and said he'd take care of everything, calling it a going away present!!!! I'M SO SAD!!! Don't I have the BEST neighbors? I know I do! Angela & I have been talking about this since we started talking about selling and how we're never going to find neighbors like each other again!

OH, and the amazing thing, is YES, the buyer is paying with CASH, so we are going for a quick close, no contingencies. We put in the purchase agreement no later than August 15th, but we are going to shoot for around the 1st, since that's probably when I'll be able to find something to rent. SO, now I need find a new place to live vibes!! LOL! AND no realtor fees! YAY!

My neighbor took the earnest money check and said he'd order the title work tomorrow.

Frankly, this is just unbelievable.

Now I have to get back with the builder and get those plans drawn up. I did check in with him yesterday, but I think I need to put another call into him again. He said they were finishing up on some jobs and would probably be looking for something to do soon, and more than likely could start by Sept. 1. :rolleyes: Guess I need to get going on the financing end too.

I'm thinking we need some "find something quick vibes", too.

Yes, it can happen like this and as fast! I am happy for you, and to have saved so much money is great! Wishing you all the best with the completion of the sale and you have great neighbors to do the work that he is doing. That helps as well. Good luck with finding temp housing and getting the plans that you really want and getting that house built.
