Thanks for thinking of me! The inspection went well.

The only thing that came up that could be an issue is the windows. There is a small crack in one (which we'll pay to have fixed if they ask) and most of them have broken seals, which causes condensation to collect between the double panes of class. Read: they are cheap windows. We knew this though as some of the windows were already like this when we bought it 5 years ago. We just never got around to fixing it because it's basically cosmetic. Considering they got such a bargain on the house, and I'm sure they could see the condensation on the windows when they looked at it during the showing, I'm inclined not to want to pay for that. We'll see what they ask for though.

Other than that, one of the downspouts was backed up, which DH can easily fix.

So glad that things went well. The windows are an easy fix and I wouldn't "offer" to fix any of them. Usually most people don't have the sellers replace windows. I am sure that is something that they can take care after the house is theirs. Way to go!!! Hoping the rest goes as smooth.
